• The gate drags or scrapes at the latch end. This usually means the lower hinge bushing is wallowed out or a roller wheel has flat-spotted from years of motion in one direction. The gate has settled lower than the strike post, and the latch won’t line up anymore.
• You hear grinding or metal-on-metal squealing. BFT roller bearings aren’t sealed forever. Once a roller seizes, the wheel stops turning and the gate scrubs across it instead. That squeal is the top of the roller wearing into a flat spot you’ll be paying for next.
• The gate bounces or sways while it moves. A worn hinge pin lets the whole panel rock. It might close fine for months, then one day a gust of wind catches it crooked and the opener chain snaps. We see this on University Park estates with long drive gates and a lot of wind exposure.
• The opener sounds strained or stops mid-travel. BFT operators have internal overload protection that trips when the gate fights too much resistance. A failing roller or seized hinge adds enough drag to make that trip constantly.
